Planning

Gaining permission where required

This site contains a rough guide to cases where planning permission may not be required but please bear in mind that the details can be highly complex and should be considered on a case by case basis. Please also bear in mind that Local Authorities can remove permitted development rights by agreement. This is sometimes done as part of the planning consent process and therefore the planning history of the land must be considered.

Building Control

Building regulations
The Building Control Department of the Local Authority is charged with ensuring that building development complies with the various building regulations. There are essentially two ways in which the department will grant approval. The choice of which method to use is up to the applicant.
Full Plans or Building Notice

In order to apply for approval through the Full Plans procedure, a set of detailed drawings will need to be put together and submitted for approval.  As an alternative, the Building Notice procedure does not require such a high level of detail although the Authority often still requires construction details as the project progresses.
